Why design belongs under the builder's roof

In a conventional project, design and pricing live in different companies. The drawings develop for months, then a bid reveals they cost more than the budget, and everyone goes back to the start. Design-build removes that loop. Our designers work beside our estimators, so every layout, section, and specification is priced as it is drawn.

The result is fewer redesign cycles, fewer gaps between drawings and field reality, and a single team accountable for both the idea and the number. Where stamped drawings are required, we coordinate with licensed structural, civil, and MEP engineers as part of the same process.

Often, no. For many commercial, industrial, and residential projects our team can carry the design from concept through permit documents, bringing in licensed engineering partners where the jurisdiction requires stamped drawings. For projects that call for an architect of record, we work alongside them and contribute pricing and constructability input from day one.
Absolutely. We regularly price and build from outside drawing sets, and we recommend starting with a constructability review either way. It is the cheapest insurance a project can buy: conflicts found on paper cost a red pen, and the same conflicts found in the field cost a change order.
One agreement covers both design and construction, with one team accountable for the whole outcome. You are never caught between a designer blaming the builder and a builder blaming the drawings. If something is wrong, it is ours to fix.
Any stage works. A napkin sketch is genuinely enough to start a useful conversation, and the earlier we see the idea, the more value we can engineer into it before decisions harden.
