About VECM

We are here to help you build your path to success.

Who We Are

Cost advocates first, builders second

Value Engineering Construction Management was founded on the conviction that most construction budgets carry cost that delivers no function, and that owners deserve a partner whose first loyalty is to their number, not to the change-order log.

VECM is the sister company of a growing family of building specialists, bringing the formal discipline of value engineering together with hands-on construction management, in-house design, and equipment installation. We serve commercial, industrial, and residential clients across eighteen states and the U.S. Virgin Islands.

Tim Hunt, Founder

Tim Hunt

Founder

Tim founded VECM to give owners a builder whose first loyalty is to their budget. He leads the company's value engineering practice and sets the standard for how every project is priced, reported, and delivered.

Tim grew up building: carpentry and masonry through high school and college in Clearwater, where he studied business management. Straight out of college he joined the largest general contractor in the United States as a project engineer and quickly became a project manager.

Over a thirty-year contracting career he has built in thirteen states, managing more than $1 billion of construction from design through delivery — top-tier commercial work before turning his focus to residential building in his own backyard. Since 2022 he has personally run Charlotte County Consulting and Construction Services across Southwest Florida, and he brought VEC a ready-made home product: roughly twenty permitted floor plans backed by a full standard-features spec, from concrete block on a 160-mph engineered slab to impact-rated windows and a 10-year structural warranty.

  • $100M Corona Crossings retail center — Castle & Cooke (Dole Corporation)
  • $85M Tanger Outlet Mall — preconstruction through design-build
  • 22 jobs Hurricane Ian storm-repair & remodels — Port Charlotte, Punta Gorda, North Port, Fort Myers Beach
  • 11 homes New-construction homes delivered — Charlotte County, FL, 2022–present
  • 20 plans Permitted floor plans (1,158–2,539 sf) in VEC's home product line

Construction was never a job to Tim — it's the thing he'd do anyway.

Dan Agema

Superintendent

As superintendent he is responsible for daily site operations, trade coordination, and quality, making sure what was promised on paper is what gets built on the ground.

Dan has spent more than fifty years in construction, starting as a laborer in 1974 and working up through foreman, licensed contractor, and owner of his own building companies. He has personally performed nearly every trade he now supervises, from site work, concrete, tilt-up, masonry, and steel through wood framing and finishes.

Since 2000 he has run projects as superintendent for general contractors across the country, delivering retail, office, entertainment, multifamily, hospitality, and custom home work on schedule and within budget.

  • $100M Crossings at Corona, a 100+ acre retail power center
  • $50M The Forum, San Antonio, one of Texas' largest outdoor shopping centers
  • $35M Amerige Heights Town Center, Fullerton
  • $27M SCLARC office building, Los Angeles

Our Team

One team, answerable for the whole number

Estimators, designers, project managers, and field supervision work from the same cost model. The person who priced your project is accountable to the person building it, and both are accountable to you.

When analysis and execution live under one roof, savings identified on paper actually survive contact with the jobsite.

We build the way we would want someone to build for us.

Our Approach

Numbers you can take to the bank. Literally.

Every VECM engagement produces documentation an owner can act on: open-book cost models, written VE recommendations with dollar impacts, schedules built from real trade sequences, and progress reporting that matches what is on the ground.

We would rather lose a bid than win one on a number we cannot hold. We pay our subs and vendors fairly and on time, we tell clients the truth even when it is inconvenient, and we treat a handshake as binding.

Our Foundation

The principles that guide us

Value

Every specification, material, and method must justify its cost against the function it delivers. We treat your budget as something entrusted to us, not spent for us.

Precision

Documented assumptions, detailed estimates, and schedules built from real trade sequences.

Accountability

We keep our word, deal fairly, and stand behind the work, from the first study to the final punch list.
